A concentrated practice.
A depth of experience.
Our history
Frank Batcha founded the practice in 1965, representing individuals and businesses in the purchase and sale of real property. Real estate became the foundation of the firm—and has remained at the center of its work ever since.
Brad Batcha joined in 1994, continuing that focus and helping shape the firm’s approach to the complex questions surrounding New Jersey real estate. Erinn Batcha Del Gatto rejoined the firm in 2021, continuing the family’s connection to the practice.
Today, Batcha & Batcha combines that history with practical guidance for the Jersey Shore market, particularly waterfront and high-value transactions in Monmouth and Ocean counties.

Experience across the transaction
The firm has represented clients in more than 20,000 transactions, working with individual buyers and sellers as well as developers, builders, mortgage companies, title companies, banks and relocation companies.
That experience includes more than 8,000 closings for national relocation companies. It provides a broad understanding of how contracts, title, financing, timing and the needs of different participants come together.
For our clients, that perspective means guidance grounded in how real estate transactions actually work: identifying connected issues, explaining the options and coordinating the legal details through closing.
Our core competencies
Representation for buyers and sellers of primary residences, second homes and investment properties. We help clients evaluate contract terms, title concerns, financing and the issues that arise on the way to closing.
Focused attention to the considerations that set shore properties apart—from flood exposure and insurance to docks, bulkheads, permits and coastal restrictions. Our guidance connects those issues to the transaction as a whole.
Counsel for acquisitions, sales, financing and leasing, informed by experience representing businesses, investors, developers and lenders. We consider how the legal details fit the property’s intended use and the client’s objectives.
Guidance on zoning, variances, subdivisions and local approvals. We help property owners, builders and developers understand the land-use questions that can affect a purchase, an improvement or a development plan.
How we work
From Sea Bright to Seaside, every property and every client brings a different set of priorities. Our role is to understand both—and help you make informed decisions about the transaction in front of you.
We consider the property’s intended use, your timing and your goals so the legal guidance fits the decisions you need to make.
We bring property-specific issues into the conversation, particularly where waterfront conditions, title, financing or land-use restrictions need closer attention.
Clear communication with clients, agents, lenders and title professionals helps identify what needs attention and keep the next steps in view.
