A closing involves more than signing documents. Contract deadlines, inspection decisions, financing, title work and the transfer of funds all need attention. Batcha & Batcha helps buyers and sellers keep track of those moving parts and understand what needs to happen next.
Keeping your transaction organized
Closing management is part of our legal representation in a real estate transaction. We review the legal requirements, coordinate with the professionals involved and help resolve issues that could affect your ability to close. You should know which decisions are yours, which documents are still outstanding and when a concern needs to be addressed.
Our work includes residential purchases and sales, commercial real estate transactions and the additional considerations involved in waterfront properties. The process is tailored to the contract and property, whether you are buying a first home, selling a shore house or purchasing an investment.
Documents and updates in one place
Batcha & Batcha has used online closing management since 2006. Our client portal gives authorized participants access to shared transaction documents and information, with calendar entries for important milestones. Having an organized place to find the contract, correspondence and other available materials can make it easier to follow the progress of your matter.
Portal access supports communication with our office. If a document raises a question, a deadline is approaching or your plans change, contact us directly so we can discuss the legal implications. A document being uploaded does not, by itself, mean that a condition has been satisfied or that the transaction is ready to close.
What we coordinate before closing
Each transaction has its own requirements. Depending on your role and the agreement, our work may include:
- Contract dates and open issues. Identifying review periods, contingencies and decisions that need attention, including requests for extensions when appropriate.
- Inspection agreements. Documenting negotiated repairs, credits or other resolutions so the parties understand what has been agreed.
- Title, survey and payoff matters. Reviewing legal concerns affecting ownership and coordinating outstanding requirements with title professionals and the other side.
- Lender and closing documents. Addressing legal questions about the documents and working with the lender and settlement professionals on remaining conditions.
- Final arrangements. Reviewing closing figures and documents, confirming signing arrangements and addressing issues raised before the transfer.
For many home loans, the Closing Disclosure sets out the loan terms, closing costs and cash needed to complete the purchase. The Consumer Financial Protection Bureau’s Closing Disclosure explainer is a useful reference. If a figure or term differs from what you expected, raise it promptly with our office and your lender.
Clear communication with your real estate team
For clients and agents in Monmouth and Ocean counties, timing often matters as much as the paperwork. A sale may need to coordinate with another purchase, a moving date or a lender’s requirements. Tell us about those dependencies early. We work with your real estate agent, lender and title professionals while keeping your legal interests at the center of the transaction.
A proposed closing date remains subject to the contract and the issues that must be resolved. When something changes, understanding the reason and available options is more useful than assuming the date can be guaranteed.
Confirm instructions before sending closing funds
Fraudulent messages can imitate real closing correspondence. Before sending a wire, independently confirm the instructions with the intended recipient using a telephone number you already know and trust. Do not rely on a number or link supplied in a new payment email. The CFPB’s guidance on mortgage closing scams explains this risk and practical precautions.
Closing management FAQs
How do I get access to my closing information?
Contact our office about access for your matter. Once access is arranged, use the Client Login link in the website header. Let us know if you have trouble signing in or cannot find a document you need.
Can my real estate agent receive updates?
We coordinate with your agent and the other professionals involved, with information shared as appropriate to their roles and your representation. Ask our office how communication and document access will work for your transaction.
What if an inspection, financing or title issue delays the closing?
Contact us as soon as the issue becomes known. We can review the contract, discuss your options and address any necessary extension or other agreement with the parties involved. A change in timing should be documented appropriately.
